 Enchanted Hills: This is where I personally live. Found on the soutwest quadrant of Rio Rancho Blvd (also known as NM528) and NM550 is this sprawling and ever-growing community. Construction began in the mid 1990s by Amrep Southwest. At that time, homes were extremely reasonable here as it was considered such a distant community. Times have changed things! Builders such as Longford Homes, Fuller Homes, Centex Homes, Wallen Builders, KB Home, and most recently Pulte Homes all staked their claims by adding inventory to this awesome community. Various parks, two schools, and even a police and fire substation call Enchanted Hills home. Today, Enchanted Hills draws buyers in the mid $100s - the mid $500s. Equally as many Santa Fe (as Albuquerque or Rio Rancho) employees reside in Enchanted Hills since you can get more home for your money than in our capital city, yet the commute is an easy 45 - 60 minutes depending on where in Santa Fe they work. I was sold on the community by turning onto Enchanted Hills Blvd from Rio Rancho Blvd. As you drive through, you notice details such as landscaped medians, jogging trails, and extremely well manicured homes - many with stunning views due to the elevation. First Time Buyers >Structural Contingency
If you have a house for sale your buyers will probably include a structural inspection contingency in the contract. This allows them to have an expert check out the house, the major systems and the appliances.
A professional structural inspector can help buyers to "know" the house and to feel comfortable with it, but the inspection does not result in a pass or fail grade. The buyers will learn important facts about the house, such as where the water cutoff valve is located, in case of an emergency. The inspection may also help buyers set up a budget for repairs and determine if they want to invest in cost-effective measures to increase energy efficiency.
Buyers rarely back out of a sale after a structural inspection. Even if there are problems, you have the opportunity to negotiate a compromise and to avoid any obstacles that could seriously threaten the sale.
